Buy Before You Sell

Purchase your next home before your current one sells - unlock equity from your current home with a 0% bridge loan, with no hard sell-by deadline.

Buy Before You Sell lets qualified homeowners purchase their next home before their current one sells, so you’re not stuck trying to time two closings perfectly or make a contingent offer.

Depending on your financial profile, this can work one of two ways: a 0% interest bridge loan that unlocks equity from your current home (up to 90% of its value in most areas) to use toward your new purchase, or - if you have the cash on hand - a program that removes your old mortgage payment from your debt-to-income ratio without needing a bridge loan at all.

Your current home’s sale timeline isn’t locked to a hard deadline. If it doesn’t sell within the expected window, a backup purchase option protects your equity and keeps your listing in place.

This is a specialty program with its own eligibility requirements based on your home’s value and your financial situation - let’s talk through whether it makes sense for your move.

Why buying first can help

  • A stronger offer. A non-contingent offer competes much better than one that depends on selling your current home first.
  • One move, not two. No short-term rental or storage unit in between.
  • Less pressure on your sale. You can prepare and list your current home after you’ve moved out, which often helps it show better.
  • Your equity goes to work. The money tied up in your current home can go toward the next one before it sells.

How it usually goes

  1. We review your current home’s value, your mortgage and your finances to confirm you qualify.
  2. You shop and make your offer on the next home as a non-contingent buyer.
  3. You close on the new home and move in.
  4. You list and sell your previous home.
  5. Any bridge funds are repaid from the sale.

Common questions

Do I have to sell by a certain date?

The program doesn’t lock you to a hard deadline. If your home doesn’t sell in the expected window, the backup purchase option protects your equity.

Is this the same as a bridge loan?

It can include one, but the program is built around the whole move, including the backup option. If you’d like a standalone bridge loan, see our Bridge Loan page.

Who qualifies?

It depends on your home’s value, location and your finances. We’ll tell you quickly whether it’s an option.
