This program takes a common-sense approach to underwriting, built especially for borrowers who don’t fit the standard mold - whether due to limited credit history, a thin income-documentation trail, or simply being underbanked. Instead of requiring pay stubs, tax returns, or a calculated debt-to-income ratio, approval is based on a broader picture: your credit history and character, the collateral (the home itself), your down payment or equity contribution, and the overall terms of the loan.

It’s available for purchase, rate-and-term refinance, and cash-out refinance, with no prepayment penalty and no balloon payment - a straightforward 30-year fixed loan. A minimum credit score and a modest history of on-time payments are required, along with a completed homebuyer education course.
