VA

For eligible veterans, service members, and surviving spouses. Often 0% down payment required.

A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs for those who have served. It often requires no down payment and no monthly mortgage insurance, which makes it one of the most affordable ways to buy a home. Colorado has a large military community, from Fort Carson and the Air Force Academy to Buckley and Peterson Space Force Bases. We’re proud to help those families buy and refinance homes across the state.

Who can use a VA loan

  • Veterans who meet VA service requirements
  • Active-duty service members
  • National Guard and Reserve members
  • Certain surviving spouses

You’ll need a Certificate of Eligibility (COE) from the VA. We can usually request it for you in minutes.

What makes VA loans different

  • No down payment for most borrowers with full entitlement
  • No monthly mortgage insurance, which keeps the payment lower than many other loans
  • Flexible credit guidelines compared with many conventional programs
  • No VA loan limit for borrowers with full entitlement, though the lender still sets how much you qualify for
  • Sellers can pay toward your closing costs, within VA limits

Most VA loans include a one-time VA funding fee, which can be added to the loan. The fee is waived for veterans who receive VA disability compensation, and for certain other borrowers.

VA loans are for homes you’ll live in as your primary residence, including one- to four-unit properties. The home is appraised to VA’s minimum property standards for safety and condition.

Refinancing with a VA loan

If you already have a VA loan, a VA Interest Rate Reduction Refinance Loan (IRRRL), often called a VA Streamline, may lower your rate with limited paperwork. A VA cash-out refinance lets eligible borrowers refinance any existing loan, VA or not, and use some of their equity.

Common questions

Can I use my VA benefit more than once?

Yes. Entitlement can often be restored after you sell, and in some cases you can have more than one VA loan at a time.

Does a past bankruptcy or foreclosure rule me out?

Not necessarily. There are waiting periods, but VA guidelines are often more forgiving than other loan types.

Is VA always the best choice for a veteran?

Usually, but not always. With a large down payment, a conventional loan can sometimes cost less. We’ll compare both for you.
