Pay off your mortgage faster

Wealth Builder HELOC

A first-lien HELOC that works like a mortgage and checking account in one, helping you pay down your balance faster by putting your cash flow to work.

Wealth Builder is a first-lien Home Equity Line of Credit structured as an open-ended line of credit rather than a traditional fixed-amortization mortgage. Instead of a schedule that front-loads interest, you control your own payoff timeline based on how you manage your cash flow.

At closing, you receive a debit card, checkbook, and online account access - the account functions like a normal checking account. But every dollar you deposit is swept nightly against your outstanding principal, and because interest accrues daily, that immediately lowers the next day’s interest charge. The more surplus income that flows through the account, the faster your balance drops.

Wealth Builder is available for purchase, rate-and-term refinance, and cash-out, on primary residences, second homes, and investment properties, with a 30-year term and no prepayment penalty. Depending on your income and how actively you use the account, some borrowers pay off their loan years ahead of a traditional 30-year schedule.

This is a specialty program with its own eligibility guidelines - we’ll walk you through whether it’s a good fit for your situation.

A simple example of how it works

Say your paycheck is deposited into the account on the 1st. That money immediately lowers your loan balance, so you’re charged less interest every day it sits there. As you pay bills through the month, the balance rises again. But your average balance for the month, and so your interest, is lower than with a traditional mortgage. Any money left over at the end of each month keeps working against your principal.

Who it’s a good fit for

  • Households that regularly spend less than they earn
  • People comfortable running their finances through one main account
  • Borrowers who want to pay off their home early without locking into a higher payment
  • Self-employed borrowers and others with uneven income who want flexibility

Things to weigh

This approach works best with steady positive cash flow and good discipline. Because the line stays open, money paid down can be borrowed again, which is helpful in an emergency but takes care not to overspend. The rate structure differs from a traditional fixed mortgage, so we’ll walk through exactly how your rate and payments work before you decide.

Common questions

Is this my only mortgage?

Yes. It’s a first-lien loan, so it replaces a traditional mortgage rather than sitting behind one.

Can I still use it like a regular checking account?

Yes. You’ll have a debit card, checks and online access.

How do I know if it would actually save me money?

We’ll model it with your real income and expenses and compare it with a traditional mortgage.
